The Warren Street Square is a three-story “L” shaped mill-style building located on Warren Street – a block east of the Glens Falls Civic Center – in the Downtown Central Business District of Glens Falls, NY. Originally built in 1907, it will be undergoing full renovation to include class-A loft-style office space, ground level retail/office space, and rear luxury apartment units. The location is unique in that the site offers urban apartment living combined with upscale office space with off street private parking within a short walk to the Glens Falls downtown roundabout core known as Centennial Circle.
Originally known as as the Joubert & White or The Glens Falls Carriage Company Building, it was a showroom for very early automobiles. The building’s exterior will be preserved to capture its historical appearance; however, added historical features such as a clock tower, exterior lighting, and replaced energy-efficient windows will be included in the final design.
The building totals 67,000 SF of which 21,000 SF will be commercial space along the Jay Street leg of the building. The rear leg facing the building will consist of upscale urban residential apartment units. Mr. Hoffman is planning the ground level to be either retail or office, with the second and third floor fronting Warren Street to be office space. Tenant finishes can be customized and will feature loft style including wood beams, natural brick and stone walls, and oversized windows for bright living space. There will also be a private gym for residents use. The project will have private onsite parking as well as private garages. All units will be on a single level with no stars, making it superb for senior residents. It will boast a landscaped courtyard space. Once completed, the restoration will feature full functionality by current office and retail space standards yet will also reflect the charm of historic downtown Glens Falls. All of the building’s existing mechanical and structural systems will be replaced with state-of-the-art and energy efficient windows, all new electrical, and fully upgraded telecom wiring throughout.
